Want to increase your bookings? At Tahoe Rental Company we do everything we can to market your home, but sometimes it just comes down to the home itself, and how it appeals to your customer base. Here are 5 helpful tips to steer potential renters to your home:
1) Get Professional Photos
If you haven't done this yet, IT'S TIME!! Homes with professional photos have a dramatically higher rate of online view than those without. Today's society is visual, and the pictures are much more valuable than the description.
2) Update Your Furniture
50% of vacation renters today are millenials looking for the modern conveniences of home and updated decor. You might love that old sofa that Nanna passed down to you, but renters might not appreciate it the way you do. Renters are looking for clean lines, and the appeal of a modern hotel. They might not consider your home if the photos show a home filled with outdated furniture.
3) Update Your Bedding & Linens
Guests want to be comfortable. If your beds are uncomfortable, the sheets are outdated, or your comforter is from the 1990's, it's time to upgrade. Comfy guests leave much better reviews, and more great reviews = more renters.
4) Provide Enough Seating
If your house sleeps 10, but only 6 people can sit comfortaly in the living room to watch a movie (no, dining room chairs aren't comfy), it might not quite be the experience your 10 guests were looking for. More beds don't necessarily mean more bookings. You have to keep them comfy and cozy; wanting to come back for more or leaving a great review. And again, great reviews = more renters.
5) Provide an Outdoor Living Space
Outdoor living is one of the best parts of coming to Tahoe. Renters are looking for a great place to relax and enjoy the sun, have a BBQ, drink a glass of wine, or entertain their families. Providing a few outdoor spaces to lounge around the home with nice dining and patio furniture, outdoor sofas, adirondak chairs, etc. appeals to the guests looking to get away from it all. An umbrella or awning so they can enjoy the outdoors without getting beat down by the intense summer sun is a nice touch too. And don't forget - you need get these spaces professionally photographed to capture the interest of your potential renters.
